Lehi

It’s property management. For the Lehi house you actually live in.

The best part of renting was never dealing with the house. You gave that up when you bought. You shouldn’t have to. Text Eva instead. She knows your house, works out who to call, gets them there and stays on it.

Nothing to download, no app to learn, no login to forget. Serving Saratoga Springs, Eagle Mountain, Lehi, American Fork, Pleasant Grove, Highland, Alpine, Lindon, Orem and Vineyard.

My mom just called, her water’s coming out orange
That’s usually the water heater or a rusting line — not dangerous, but it won’t fix itself. Is this her house on Cherry Lane? I’ve got the heater as a 2011 install.
yes that’s the one
2:40 PM
Curtis went out and flushed it — sediment, not the line. Water’s clear. $140, and he says the heater has maybe two years left so I’ve put a note on it. She’s all set.
thank you 🙏

Lehi houses

Lehi houses come in three ages.

Each one breaks in its own way. Either way, something needs doing about every month, and either way, you text one number.

Old Lehi

Lehi was settled in 1850, and the blocks around Main Street have houses decades older than anything up on the hill. Plumbing and wiring from another era, basements finished long after the house was built, repairs stacked on repairs. Tell us what you know about the house and we’ll make sure the person who comes out is the right kind of pro for it.

The 1990s and 2000s subdivisions

This is the house where the original everything comes due together: water heater, furnace, the first round of appliances, exterior paint. None of it is an emergency. All of it is coming. Text us what’s installed and roughly when it went in, and we’ll keep track of what’s next.

The newer builds, Traverse Mountain included

The builder warranty ends at month eleven and nobody sends a reminder. Text us at month ten and we’ll help you put the warranty list together while it still costs the builder, not you.

The Lehi year

What your Lehi house needs, season by season.

April 15

Lehi turns pressurized irrigation back on. The first week is when you find out which sprinkler heads and lines cracked over the winter.

Summer

The air conditioner works hardest. If it’s going to quit, it usually picks a July afternoon.

By October 15

Lehi requires every pressurized irrigation connection to be shut off by this date. After that, the lines still need to be blown out before the first hard freeze, or they crack and you find out in April.

Winter

Furnace season. A furnace that hasn’t been looked at in a few years is the one that stops on the coldest night.

Want the whole picture?

What a text with Eva looks like, everything we handle, and how we check every pro against the state are all on the Utah County page. It works the same in Lehi.

How it works

Three things happen. None of them are yours to do.

1

You text us what’s wrong

A sentence is enough. “Water heater’s leaking.” “Something’s wrong with the AC.” You don’t have to know what it is or who fixes it. That’s the part we take.

2

We find the right person

Licensed, checked against the state, and someone we’d send to our own house. On anything big we bring you real prices side by side. You pick. We book it and confirm the time.

3

We stay on it until it’s done

We confirm they showed up, check afterwards that the work was actually right, and keep what happened on file — so the next time, nobody is hunting for a model number in a panic.

What it sounds like

“Miller came out on the 14th and replaced the softener resin — $310. Same plumber who did your disposal in March, so he already knew the house. Photo attached, and it’s all saved in your file. He said everything else looked fine. Nothing needed from you.”

One leak, start to finish

Water under the sink at 7:02 PM. Fixed by lunch the next day.

  1. 7:02 PM

“Water coming out under the kitchen sink.” One text and a photo.

  2. 7:03 PM

Eva sends the shutoff steps first: the two valves under the sink, turn right until they stop.

  3. 7:06 PM

“It’s off.” Water stopped. Four minutes from the first text.

  4. 7:07 PM

Eva asks: walk you through the fix, or have a plumber come? You pick the plumber. Since the water’s off, she books first thing in the morning so you don’t pay after-hours rates.

  5. 8:15 AM

A vetted, licensed and insured local plumber is confirmed for 10:30.

  6. 11:10 AM

Fixed. Eva checks in to make sure it stays fixed, and you pay the plumber directly.

You sent two texts. No calling around, no after-hours bill, nothing to keep track of.

Example of how a job runs.

The membership

Your house, looked after. $499 a year.

Or $49 a month. Two visits a year, and Eva keeps track of everything else.

What’s included

  • Two home visits a year. Smoke and CO detectors tested with fresh batteries, a new furnace filter, a safety walk through the house and a report to whoever you want.
  • Eva keeps the house record and the seasonal reminders. What’s installed, who came, what it cost, what’s coming due.
  • An update after every visit and every job. If it’s a parent’s house, you hear too.
  • Any repair is one text, and members come first.

Join

Annual saves $89 compared with paying monthly. Monthly is month to month. Any repair is billed by the pro directly, at their own price.

Not ready to join?

You can still text us about anything the house needs. We get a licensed, insured pro out, and they bill you directly at their own price.

  • Someone we already use. Not a stranger with a rating — a person who wants your next job too. That’s the quality control.
  • The trade bills you directly, at their own rate. You pay them directly, so your money stays in your hands.

Three ways to start

Free: $0

One number to text about anything in the house. We get the right pro out and stay on it until it’s made right. You pay the pro for the work, at their best standard rate. Using us never raises the price.

Membership: $49 a month or $499 a year

Two visits a year with smoke and CO detectors tested and fresh batteries, a new furnace filter, a safety walk and a report to whoever you want. Eva keeps the house record, and members come first in line.

The Helping Hand Plan: $169 a month

The little things, handled. Every month. A pro at the house every month working through the list for up to two hours: light bulbs changed, smoke detector batteries swapped, the furnace filter changed, pictures and mirrors hung, loose handles tightened, furniture assembled, the heavy stuff moved. The softener salt stays full, one bag every month.

Spring and fall, the visit runs longer for the safety check, then up to two hours on the list. Everything in the membership comes with it, and bigger jobs are one text to Eva.

Buying it for the two of you? See the Honey-Do Plan.

The things people ask first.

“When does Lehi turn the secondary water off?”

The season runs April 15 to October 15, and the city requires your pressurized irrigation connection to be off by October 15. Text us at the start of October and we’ll get your sprinkler blowout on the calendar before the first freeze.

“I live in old Lehi. Will the people you send know older houses?”

Tell us about the house when you text: how old it is, what’s been redone, what hasn’t. We match the job to someone who does that kind of work, and every pro is licensed and insured.

“I’m in a newer Lehi build. What do I do before month eleven?”

Walk the house with a notepad: drywall cracks, doors that stick, grout, anything that drips. Text us the list and photos, and we’ll help you send it to the builder before the warranty ends.

“Who do I text for a plumber in Lehi?”

Us. One number, and we get a licensed, insured plumber scheduled and stay on it until it’s done. They bill you directly at their own price.

“Do you cover all of Lehi?”

Yes — all of Lehi and the rest of Utah County. There’s no office to come to; everything runs over text, so where in Lehi you are doesn’t change anything.

“Can I set this up for my parents?”

Yes, and that’s who the membership is built for. They text us or we call them, and after every visit and every job, you get an update. You stop being the one who has to chase it.

“What does it cost?”

Texting Eva and getting a pro out is free: the pro bills you directly, at their own price. The membership is $499 a year, or $49 a month. It includes two home visits a year, the house record and seasonal reminders, and an update after every visit and every job. The Helping Hand Plan is $169 a month: a pro at the house every month working through the list for up to two hours, softener salt kept full, and everything in the membership. Join here.

Free — no visit, no obligation

Bought your house in the last year or two? Send us the inspection report.

You got a forty-page report at closing, read the summary, and put it in a drawer. It has been quietly bothering you ever since. Send it to us and we’ll read the whole thing and send back one page.

  • Fix now — the two or three things that get worse and more expensive if they wait.
  • Put it on the calendar — what’s fine today but has a clock on it, and roughly when.
  • Don’t spend money on this — the items on your report that genuinely don’t matter.
  • What somebody will try to sell you — the things contractors upsell off a report like yours.

It’s free because it costs us twenty minutes and it’s the only honest way to show you what we do. It’s the plain-English version of what your report actually says — what needs attention now, what can wait, and what somebody already took care of.

Two business days. We do ten of these a week, so there’s sometimes a short wait. If you’d rather just keep the list and handle it yourself, keep it — it’s yours either way.

Want something looked at again? We’re happy to give you the names of two Utah‑licensed home inspectors.
