No water coming out of the kitchen faucet. It got to 9 last night
Sounds like a frozen line. First, is any water leaking anywhere, like under the sink or in the crawlspace?
no leaks
Good. Want to try warming it together (2 minutes), or should I get a plumber out? Your call.
let’s try it
7:05 AM
it’s running!!
Nice work. Leave that faucet dripping on cold nights this week.

Saved on your house for next winter
The mountain house year

A house at 6,000 feet keeps its own calendar.

Show Low sits up in the pines, and the houses here have jobs a Valley house never thinks about. Here’s the year, and what people text us about in each part of it.

Before the first freeze

Hoses off the spigots, outside lines drained, the furnace or stove looked at before you need it, and the gutters cleared of pine needles. Text us the list and we’ll get the right people on it.

Winter

Cold nights are when pipes in crawlspaces and outside walls freeze. If water stops, Eva has you check for leaks first, then helps you warm the line or gets a plumber out. If a pipe bursts, she walks you to the shutoff first.

Spring

The wind picks up and you find out what the winter did: a loose shingle, a fence board, a sprinkler line that cracked. One text with a photo, and we sort out who fixes what.

Monsoon summer

The afternoon storms show you every weak spot in a roof and every gutter full of needles. A drip from the ceiling after a storm is one text away from a roofer.

How it works

You text. We handle the rest.

1

Tell Eva what’s wrong

A sentence and a photo is plenty. “Garage door won’t close.” “Water heater’s making a noise.” You don’t need to know what it is.

2

Quick check or a pro: you pick

If it’s something simple, Eva can walk you through it in a couple of minutes. Rather not? Say “send someone” at any point and we line up a local pro.

3

We stay on it

We get the time set, check that it got fixed, and keep what happened on your house so next time nobody is hunting for a model number. The pro bills you directly.

Cabin owners

Your cabin is up here. You’re in Phoenix.

A neighbor calls about water on the porch, or the power company texts about an outage, and you’re three hours away. Text us instead of calling around. We line up a local pro, work out how they get in, and keep you posted until it’s fixed. You never leave your desk.

Rental owners

Own a rental in Show Low or Pinetop-Lakeside?

Give your tenants the number. They text Eva about anything in the house, any hour.

Want the whole rental handled, from finding and screening tenants to rent and leases? That’s property management through Olson Home Group, and Texteva is the repair line their tenants text.

Set up my rental

One leak, start to finish

Water under the sink at 7:02 PM. Fixed by lunch the next day.

  1. 7:02 PM

“Water coming out under the kitchen sink.” One text and a photo.

  2. 7:03 PM

Eva sends the shutoff steps first: the two valves under the sink, turn right until they stop.

  3. 7:06 PM

“It’s off.” Water stopped, four minutes after the first text.

  4. 7:07 PM

Eva asks: walk you through the fix, or have a plumber come? You pick the plumber. Since the water’s off, it’s set for the morning, so you don’t pay after-hours rates.

  5. 8:15 AM

A licensed and insured local plumber is confirmed for 10:30.

  6. 11:10 AM

Fixed. Eva checks in to make sure it stays fixed, and you pay the plumber directly.

You sent two texts. No calling around, no after-hours bill.

Example of how a job runs.

The things people ask first

“Who do I text for a plumber in Show Low?”

Text Eva. Tell her what’s going on and she’ll ask if you want to try a quick check together or have a pro come out. Your call. If you want a pro, we line up a local plumber and stay on it until it’s done. The plumber bills you directly at their own price.

“Do you cover Pinetop-Lakeside and Lakeside too?”

Yes. Show Low, Pinetop-Lakeside and Lakeside. Everything runs over text, so where your house sits up here doesn’t change anything.

“My cabin is up here and I live in the Valley. Can you help?”

Yes. Text us from Phoenix the minute you hear about a problem. We line up a local pro, work out how they get in, and keep you posted until it’s fixed.

“I own a rental in Show Low. How does it work for my tenants?”

Give your tenants the number. When they text, Eva walks them through the safe quick checks first and asks for a photo, so nobody gets sent out for a tripped breaker. If it does need a pro, we line one up. Every text, invoice and email about the house is filed on that house.

“How do you pick the pros you send?”

We look up each contractor’s license with the Arizona Registrar of Contractors and see their insurance before we send them to a house.

“What does it cost?”

Texting Eva is free, and your first walk-through over text is on us. Getting a pro out is free too: the pro bills you directly, at their own price.
